Because water heaters and furnaces only fail on weekends, evenings and holidays! When emergencies happen, our residents can talk to a live person 24/7.

We only work with pre-approved vendors and ensure they meet our expectations for speed, price, and quality of work.
10% coordination fee
Bill Pay
We pay all property bills on your behalf, including utility and vendor invoices. The only bills YOU need to pay are your mortgage, property tax, and insurance.
Utility Management
We manage & monitor property utilities including service and billing transfers in and out of tenants names as necessary.
Lease Enforcement
If something goes wrong we are experienced in enforcing lease compliance.
Annual Property Inspection
We look for lease violation issues and outstanding or preventative maintenance items. A report is provided to you including pictures.

Eviction Services
Although an eviction is rare, if necessary, we oversee this legal process including the preparation and delivery of required legal notices to tenants.
Lease Renewal Process
We prepare a market analysis and negotiate a lease renewal with the current resident. We take into account things like current market rate, the quality of the current resident, length of tenancy, and more. We never want to lose a great resident over a rent increase, so we balance rental income with resident retention. Over 75% of our residents renew their leases! This avoids the biggest expense you have as a landlord – turnover.

Security Deposit Disposition at move-out
When the resident vacates, we handle the security deposit return including withholding any necessary funds. We ensure compliance with the detailed Nebraska laws that govern this legal process.

Residents have multiple payment options including online AHC, bank draft, check, and even in-person payment drop off.
Monthly reporting
You receive a detailed income & expense statement from us each month reflecting all financial activity including details on any expense items.
ACH owner payments
We send your money directly to your bank account by the 25th day of each month.
Year-end tax statement
We provide you with a year end 1099 tax statement and all the necessary legal paperwork needed to file your taxes.
